Get a real estate license first.
Most of the pit falls that can take you down will be avoided by knowing the basics that you'll learn from getting your license. Than your ready for a qualified mentor to work with. It is so much easier for both of you when you both converse in the same language. The most successful appreciate not always having to re-invent the wheel.
That said I'm sure there will be some that want to teach from scratch so you know only their bad habits.
